DETAILS

Upon arrival of  YOU /your company's expatriate in Singapore, Knight Frank will:- 

  • Liaise with the YOU or the Human Resource Department regarding the Expatriate's accommodation budget and housing requirements. We will contact the Expatriate at the hotel/service apartment where he/she is staying.
     
  • Discuss the requirements and preferred type of accommodation with the Expatriate him/her on Singapore's residential market. 
  • Compile a list of suitable properties which will be sent to the Human Resource Department before forwarding to the Expatriate. 
  • Arrange to pick up the YOU/Expatriate for viewing of properties 
  • Highlight to the Expatriate the availability of nearby amenities and facilities (e.g. supermarkets, schools, hospitals, MRT and public transport, etc.); during the course of viewing. 
  • Provide information on Foreign System Schools to expatriates with school-going children. 
  • Negotiate the best possible rent and finalise the lease documentation with your Human Resource Department after the YOU/xpatriate has decided on a suitable property. 
  • Assist the YOU/Expatriate in the application of telephone lines and utilities (electricity, water and gas) prior to the commencement of the lease. 
  • Assist the YOU/Expatriate with the verification of inventories (eg keys, furniture, etc) during the takeover of a property.
  • Act as a liason between occupiers and landlords.
  • Prior to the expiry of the tenancy, negotiate the lease renewal on your behalf should the Expatriate decide to stay on with the existing property. In the event that the terms and conditions (esp. the monthly rent) cannot be agreed between the landlord and YOU, we will assist you in looking for alternative accomodation that meets your budget and requirements.
  • Handle return of premises to landlords at the end of the leases or any premature termination, including negotiating landlord claims, and carrying out any necessary works before hand=over and to recover deposits paid.
  • Maintain an updated register of residential premises witha copy sent to YOU on monthly basis.
  • Advise YOU on the residential property market as and when required.
  • Assist in housing staff in Service Apartments for short and long term stays.
