2. PROPERTY MANAGEMENT & ACCOUNTING 

If appointed as your Property Manager, our services will include the following:- 

  • Attend to any matters pertaining to the property, furniture and fittings during the tenancy period including maintenance, repairs, replacements and purchases. 
  • Provide a contact person-for the YOU/Expatriate and family members to call when the need arises. This person will carry a pager or handphone for quick communication. 
  • Promptly carry out minor repairs after approval has been obtained from your company, subject to the availability of parts to be repaired or replaced. This is in instances where costs of repairs are to be borne by Tenant. 
  • Knight Frank should have an authorised spending limit (on per item and/or per month basis) to facilitate quick response to maintenance management. For repairs above this authorised spending limit, quotations will be forwarded to your company for approval.
  • All cost of works, repairs, contracts and disbursements will be charged to your company on the basis of actual costs incurred and all billings to you will be on a monthly basis supported by all relevant job requests and invoices. 
  • Make all necessary arrangements for premature termination of lease if the occupier leaves Singapore before the full tenancy term. This includes re-allocating premises to another staff or finding a sub-tenant, if necessary.
  • Maintain an inventory for each property and to check inventory with the respective occupier before he/she vacates the premises. 
  • Handle redeployment of used furniture and disposal, if necessary.
  • Handle all payment of Rentals (if accounting package required) 
  • Take photographs of defects and condition of apartment before or during take over by occupier.
  • If a staff moves from one property to another within Singapore, Knight Frank will liaise with the respective staff and arrange for movers. At least 2 quotes would be obtained from movers. 
  • Maintain an updated register of residential premises with a copy sent to YOU on monthly basis. 
  • Handle all works relating to renovation/alterations of premises including tenders. Knight Frank will only undertake such works if authorised by YOU. 
  • YOU will be required to use Knight Frank in searching for suitable accommodation. However, if YOU decides to lease through another agent, the said agent will have to share a portion of the fee with Knight Frank who will handle all liaison and documentation. YOU will not need to pay Knight Frank any make up commission.
